On October 2020, I moved into an apartment owned by Shirewood, LLC located in Ft. Mitchell, KY and the property is located at 2301 Carlisle Ave. #1. One month after I moved in, I noticed a water bubble on the bathroom ceiling and notified the landlord, via … See More
text with pictures. He came to inspect it, but nothing to repair it. In Feb. 2021, I noticed the water bubble again and contacted the landlord with pics through a text message, and again, he came to look at it but did nothing to repair it. This continued for months. I also started finding roaches in my kitchen, and I never left food out and I cleaned the kitchen regularly. I reported it to the landlord with pictures, but no solution or remedy to fix it.

Starting in March 2021, I started noticing more water damage in the bathroom ceiling continuing to send pics to the landlord who still did nothing to fix the problem. Reminder, my lease stated that all repairs had to be fixed within 14-days as well as the Kentucky Landlord & Tenant Act and state laws.

In Aug. 2021, I got the name and number for two contractors from an electrician I met in the Home Depo parking lot and gave their info to the landlord who assured me that he had a contractor. However, that contractor NEVER looked at my bathroom ceiling.

I continued taking pics and videos on the bathroom ceiling to monitor the progress of the water.

In Nov. 2021, one year after I reported the water damage, I noticed the bathroom ceiling now had two water leaks and I sent pics to the landlord. Because the upstairs neighbors were supposed to move, the landlord's solution to fix the problem was to use plastic and electrical tape on the wet, leaking bathroom ceiling, which is illegal and a health hazard and violation.

In Dec. 2021, the upstairs neighbors did not move out and I had to live with a tapped up bathroom ceiling. Meanwhile, I kept finding roaches in my kitchen and had to give up a cabinet because they seemed to make a home there.

Eventually in Jan. 2022 I got tired of the roaches and went ahead and sealed up the kitchen cabinets and behind the stove because the landlord never did. I was hoping the roach invasion would stop, but it didn't.

I would have moved, but I wasn't in a financial position to leave or I would have.

One night in March 2022, I heard water running upstairs and happened to look at the bathroom and noticed new LARGE water bubbles on the ceiling and walls! By this point, I never bothered to notify the landlord because if he never repaired the bathroom within the 14-days I first reported the issue and tapped up the ceiling, and he wasn't going to spend the money to hire a licensed contractor to make repairs. In addition, the water leak spread to the entire length of the bathroom ceiling and started down the wall on the opposite side.

Eventually in Apr. 2022 when I had the means to move out, I did!

I warning any prospective tenants to NOT RENT any apartment at 2301 Carlisle Ave. because there is mold behind the walls and the landlord does nothing to fix any problems. He refuses to hire licensed contractors to bring the building up to today's code and state laws because he knows it'll cost more than the building is worth. He bought the building from a previous owner knowing their were mold issues (in another unit) and won't make the repairs.
